The Real Benefits of Using a Property Management Company

The Real Benefits of Using a Property Management Company

There are many investors who understands the benefits of buying, renovating and renting out properties. There is so much money to be made. But when renting out properties there are important things you must address, and it can become overwhelming and time consuming. Using a Property Management Agency can help you through the process.

First is Marketing your Property

You have a rental property ready to go. Now you have to market your property. But who do you target? How do you market? Property Managers are experts in this process. They get to know your needs and adapt their marketing process to fit what will bring in the best renters.

Next, Screening Renters

This can be a time consuming and expensive process. Going through the rental applications and running credit reports are important steps that can’t be overlooked. A renter who has not been properly screened can cost you so much more on the back-end which decreases your revenue substantially. A great property manager knows exactly how to best screen applicants to protect your investment.

Point of Contact

Emergencies will happen. Without a property manager, you will be the one getting a call in the middle of the night for a water leak and every other problem that occurs. You will also have to handle all the questions and regular contact. Even with only one property, this can be overwhelming. A property manager will be the point of contact for most everything. Of course, they will address any major decisions with you. But for the day to day they are equipped to handle all the basic issues.

Getting Paid/Legal Issues

First and foremost, a property manager knows the legalities of the lease agreement. They will ensure that as a property owner, you are fully protected. They will help develop the lease terms and assure the execution before the renter moves in.

Then the terms must be enforced. Most importantly is the payment of rent. A property manager will ensure that the rent is paid on time. They will also be able to inspect the rental for any breaches of lease terms. A property manager will help protect you and they will ensure the income stream is not interrupted.

Repairs and Maintenance Costs

A great property manager has spent years establishing relationships with repair and maintenance companies. When there is a problem with your rental, they know who to turn to and in most cases, you will get a better rate. Because these maintenance people have worked with your property manager in the past or might even be employed by your property manager, you can be assured to have repairs and maintenance done quickly and efficiently.

Great Reviews/Retention

Reputation of landlords is so important. If past renters have had problems, you can be assured that they will post it all over social media. This will be a problem when trying to rent your active properties. Also, if you are treating your renters well, they are more likely to stay. We all know that turnover will cut into your profits. A property manager will ensure that your reputation as a landlord is great. They will handle all the issues giving you the time to focus on ways to increase your revenues through investing in more properties.

A great Property Management Real Estate Agency understands your concerns and will help you through managing your property every step of the way.

What Millennials Need to Know When Selling Their Home

What Millennials Need to Know When Selling Their Home

According to Pew Social Trends, “As Millennials Near 40, They’re Approaching Family Life Differently Than Previous Generations. Three-in-ten Millennials live with a spouse and child compared with 40% of Gen Xers at a comparable age.”

There are now more Millennials than Baby Boomers. Although attaining a higher education and racial diversity, Millennials have been slower to build families in the traditional sense. Many have successful careers and a partner.

Millennials, although may not having traditional families, have bought homes, and are moving up. Many have purchased their first home and are looking to sell to transition to a home closer to their job or extended family.

Your Home!

You have made your home a perfect place for you. It was most likely your first large investment and it is a place attached to a lot of memories. Your life revolves around your job and home and many emotions and feelings are associated with it. It is sometimes hard to separate those feelings when selling your home.

Selling your home can be difficult because it is now open to review and criticism. And the loss of privacy from inspectors, appraisers and the flow of buyers touring your home can be difficult.

The most important step is to start viewing your home as just a “House.” It can make the process easier. Your goal is to sell your house. Understanding this can help overcome these emotions while also allowing you to price it properly. Sometimes our home seems invaluable to us. But if you are selling your house you must be able to see and accept the actual value of the property.

Choosing your Real Estate Agent!

Your real estate agent will be your guide, your confidante, and your constant source of information.

But how do you make this decision? Who do you choose? There are important factors integral to making your choice.

Where

First, you must find an agency that truly knows the entire region well. A great real estate agency will know the neighborhoods, the general home values, the best people for home repairs and everyone needed to help you sell your home in the area. They will research all the comparable homes in the area so you will know your competition.

Trust

Because you will be relying on your agent for everything, it is so important that you can trust them. This can be hard to determine. But the best indicator is listening to those who have done business with your agent. Personal references, testimonials and online reviews can help guide you to the agency. But it is that face-to-face meeting where you will know.

Understanding

The agency will ask you questions and truly listen to you. How comfortable are you with the process? Do you know what selling your house entails? A great Real Estate Agency will understand that you are nervous, and you may not even know the questions to ask. They will want to get to know you so they can combine their vast knowledge with your ideas and basic expectations to sell your house quickly.

The Plan

You can trust that the agency has your back and now together you can both begin to develop a plan.

This can be tough as the real estate agency must be completely honest. They have the knowledge and expertise to go through your home and make suggestions for repairs, changes, or staging. Everything that they suggest is to get your house sold at the best price and as fast as possible. An agency that is afraid that they may hurt your feelings, truly does not have your back. You must expect honesty at all times.

Action

Once everything is in place, a great real estate agency will do everything possible to coordinate tours. With Covid19, your agent will arrange for as many virtual tours as possible. If they are a great agency, they will provide PPE to assure that you and the home buyer are as safe as possible for any in person tours.

Any issues that arise during this process will allow your agency to give you feedback and make any changes to your plan that are needed. Your agency will take the great feedback along with what buyers find as problems and work with you to make adjustments to your plan.

This is where honesty and trust come in. Sure, every agent wants to make the sale. But successful agencies will not just want to make the sale, they want to create great relationships. These relationships can only be built on trust, communication, and honesty. These relationships establish the real estate agency in the community as a trusted neighbor and source of information.

A great Real Estate Agency understands your concerns and will help you through selling your house every step of the way.

What You Need to Know as a First-Time Home Buyer

What You Need to Know as a First-Time Home Buyer

It is Time

Most of us get to a place in life where we begin thinking about buying a home. It will be the biggest purchase in our lives. You have a regular income and whether you are still at you parent’s home or you are renting, you have worked hard and want your own home. You have the income and the desire. But where do you start?

Your very first choice is your most important decision:

Choosing your Real Estate Agent!

Your real estate agent will be your guide, your confidante, and your constant source of information.

But how do you make this decision? Who do you choose? There are important factors integral to making your choice.

Where

First, you must decide where you want to buy your home. This is just the general region where you want to live. You want an agency that truly knows the entire region well. A great real estate agency will know the neighborhoods, the general home values, the best schools, and the taxes in the area. Begin your search for an agency in the area.

What are you looking for? How comfortable are you with the process? A great Real Estate Agency will understand that, as a first-time homebuyer, you are nervous, and you may not even know the questions to ask. They will want to get to know you so they can combine their vast knowledge with your ideas to find you the perfect first home.

The Plan

You can trust that the agency, knowing where you want to buy and understanding what you are looking for in your first home, will begin to develop a plan around your exact needs.

One of the first tasks is to get you qualified for a mortgage so you will know exactly the price range of the homes you should view. With this, you will be assured that your bids will be solid.

Next, your agency should know every first-time home buyer assistance grant and program available to you. Not every agency has this knowledge. But a great agency will not only know the programs, but they will have used them for their clients in the past. And because there are new programs all the time, the agency should always be searching for new ways to help every first-time home buyer.

Action

Once everything is in place, a great real estate agency will help you choose from all the homes that fit your criteria. You will choose the homes you would like to see. Touring the homes with a great agent will give you a wealth of information. They will be able to point out issues and highlights. First-time homebuyers don’t always know what to look for. An agent knows exactly what is a great and what could cost you in the future.

This is where honesty and trust come in. Sure, every agent wants to make the sale. But successful agencies will not just want to make the sale, they want to create great relationships. These relationships can only be built on trust. These relationships establish the real estate agency in the community as a trusted neighbor and source of information.

A great Real Estate Agency understands your concerns and will help you through buying you first home every step of the way.

The Time to Buy a Home is NOW – Low Interest Rates

Let’s face it, Covid 19 has affected every one of us. Stay at home orders, social-distancing and temporary business closings, all have changed the way we shop, work, and even socialize.

Everything has been put on “Pause.” But Interest Rates are so low. This makes NOW the best time to buy a home.

Low Interest Rates

In March of 2020, the Federal Reserve cut the interest rates by half a percentage point. Right now, we are enjoying the lowest interest rates in a long while. These low rates allow you to pay less for your home over time. When you are taking out a mortgage, a low fixed rate can save you thousands. With a change in how we work and deal with our finances in the Covid 19 era, this stability is more important than ever.

Some Obstacles

With low interest rates, you may be able to afford a more expensive home or cut your monthly mortgage costs significantly. These low rates that resulted from Covid19 come with the need to overcome some obstacles. The New York Times says:

“While lower rates make more expensive homes available at a lower monthly payment, the study found that in most cities, they also effectively reduce the number of homes for sale overall, increasing competition for buyers.

Competition

Many times, when buying a home, there are many offers on the table. You are competing with other prospective buyers for the same property. This can cause stress. Did we bid enough? Are we going to get the home of our dreams? But doing your homework and working with a great Real Estate Agency, can help you overcome the competition.

Financial Security

Covid19 has also created some concern with lending as many people’s jobs are considered to be “not secure.” In order to take advantage of these extremely low rates, you have to have a financial institution trust your income stability. Applying for a mortgage and getting pre-approved can help you avoid this concern. A great Real Estate Agency will have built solid relationships with financial institutions and they know how to approach them to get you the mortgage you need.

Other Great Programs

There are so many programs to assist buyers. A great Real Estate Agency will have all the tools and insight to help you take advantage of these programs. Whether it be first-time buyer programs or grants, they will help you take advantage of every program.

A great Real Estate Agency will help you take advantage of these low interest rates and get you into the home of your dreams.

Do you Know Which Renovations Add Value to Your Home?

Do you Know Which Renovations Add Value to Your Home?

Are you thinking about selling your home? During the “Pause” of Covid 19, now is the best time to consider adding value to your home. The “Right” renovations can add significant value to your home. Taking this time to make those renovations will make your home increase in value for when it is listed.

Getting Started

The most important task is not necessarily a renovation. But, nonetheless, it is key. Walk around your home and property with a critical eye. Look for small nicks, scuffed paint, missing tiles, and even dead or dying plant, trees, or bushes outside. You need to make these simple fixes first. You want your home to shine. Remember, buyers see everything.

Next, it is time to address the paint. We all choose our paint colors based on our tastes. But now is the time to make your home appealing to all buyers. Choosing a neutral color for bold rooms is going to increase the showing value of your home. Painting is a chore. However, the buyer needs to be able to see themselves in the home. Neutral colors create a blank canvas for them to imagine that this is their home.

Curb Appeal

You can’t get someone to buy your home or even see your home unless you can get them interested. The first picture everyone sees is the outside of your home. This is where landscaping comes in. Many local home and garden stores offer a free service to help you accomplish this task. Use landscaping to accent the best features and hide the worst. A clean and well-kept yard with a splash of color will help the buyer take a closer look. A neatly manicured lawn, a few trees and bushes and some colorful flowers do not cost a lot. But the return on investment is a great first impression.

Up Front

Next on the list is your home front. Make sure the walk to your home is not cracked or damaged. Replacing concreate with path blocks or replacing a section of concrete is not a large investment. Be sure your front door is up to date. Newer doors offer better insulation, higher quality glass and a look that highlights the entrance to the home. If your siding is old, replacement siding will help to improve the value of your home as well. Again, it is important to choose a neutral color if you are going to make this investment.

Top Rooms

Most buyers focus on two main rooms. The kitchen and the bathroom. For the bathroom, new fixtures can make a sink, tub and shower look brand new. Some companies can cover old tubs and shower surrounds in one day. This can be used if just replacing the fixtures is not enough. New tile will cost a bit more. However, quality tile will add significant value.

For the kitchen, new appliances, fixtures, and flooring will give you a great return on investment. Of all the rooms in the house, the kitchen has the most impact on the sale. An open design with quality cabinet may require more investment. However, an up-to-date, high-quality kitchen can be the best remodeling investment you make.

Additional Remodeling

For the all other rooms, modernizing the closets, replacing old flooring and a fresh coat of paint bring the most value. Considering window replacements is an option if your windows are old. Be sure to choose the most efficient windows in an appropriate price range. If your home has old wiring, you may want to have an electrician run a new system. Many homes with older wiring are extremely hard to sell.

For the outside, new porches, decks and garages can add value. However, be sure to consider the time and cost for these major undertakings.

The goal is to make your home the best it can be. But it all must be done while considering the return on your investment. Knowing the basic home values in your neighborhood can help. A great Real Estate Agency will be able to evaluate your home and guide you through the entire remodeling process. They will be available to answer key questions that need to be answered before any renovations begin.

A great Real Estate Agency understands your concerns and will help you through your renovation and sales process.

How “Virtual” Technology Can Help You Sell Your Home During Covid 19

How Virtual Technology Can Help You Sell Your Home During Covid 19

Let’s face it, Covid 19 has effected every one of us. Stay at home orders, social-distancing and temporary business closings, all have changed the way we shop, work, and even socialize.
Everything has been put on “Pause.” But with Video Technology, selling your home is easier than ever.

Are you thinking about selling your home or have you started the process? With everything that is happening with the social distancing and stay at home orders, things may seem like they are out of control. But, now is not the time to abandon your goal to sell your home.

Right now, we are enjoying the lowest interest rates in a long while. These low rates allow buyers to pay less for your home over time. Buyers are looking to take advantage of these low interest rates now.

Concerns

Your concern may be “If I need to show my property and meet with realtors, I am putting myself in danger.” Right now, we have mastered social distancing. We know that washing our hands and wearing masks helps protect others as well as ourselves. However, Video and Digital Technology is helping this process significantly. Doing business “Virtually” is now normal.

Listing

First step is Listing your home with an Agent. You will want to make sure that you speak with multiple agents and decide which one is best for you. All of these conversations can happen over Zoom, Skype or one of many different face-to-face meeting platforms. Most all paperwork can be done digitally as well. With e-sign technology, many documents can be reviewed and e-signed online.

Let the Tours Begin

A great agency can view your home virtually through video conferencing and give you ideas for staging and repairs so that you can prepare for the virtual tour that will be posted on your Real Estate Agency’s website. Once your home is ready, your agency can come to your home and take professional pictures and video of your home. This can be done quickly and with you and your family outside the property. This one visit will allow dozens of potential buyers to view your home virtually.

When a buyer wants to see more, a real-time video conference can be set up. As they ask to see specific areas, the agency or seller can walk through the home and answer questions. If a seller gets to this point, they are extremely interested.

Because it is exceedingly rare for anyone to buy a home without physically seeing it, this step will have to occur in person. A great real estate agency will know how to show your home in the safest way possible.

Closing

As with the listing process, much of the closing can be done via video conference. All of the paperwork can be done digitally with the exception of any notary required documents. However, with the closing process done via video conference and paperwork completed digitally, the days of sitting for hours at an in-person closing are gone.

Technology has advanced making so many things possible. And during Covid 19, this technology will help you to sell your home safely.

A great Real Estate Agency understands your concerns and will help you take advantage of these great technologies.

Staging Your Home is More Important than Ever

Staging Your Home is More Important than Ever

When you are about to list your home for sale, there are many things to do. You sit down with your real estate agent and begin planning for your move to a new home. Most likely, you have the house you are selling set up perfectly for you. You have made it your home. All those framed family photos and personalized artwork fit perfectly with your stylized furniture and color schemes. You truly made this house perfect for you.

The important thing to remember now, as a home seller, is that potential buyers need to imagine making it their home. Virtual tours are usually the home buyer’s first look at your home. And with social distancing, the Virtual Tour has become a critical tool for selling your home. And Staging your house correctly can help a buyer see their future home.

Even before Covid 19, you could buy everything online including cars. There are endless choices and hundreds of thousands of websites and millions of products. It can become overwhelming. Buyers fly through these choices and only stop on the ones that are perfect for them. Choosing a home is one of the biggest purchases one might make, and an in-person tour is critical for the final decision. But the initial decision is made in an instant on the Virtual Tour. With a few flicks of a mouse, a buyer will decide to look into your home further or move on.

Staging gives the buyer a simple and clean view of your house. You must remove all the personal touches in order for the potential buyer to imagine their personal touches in their new home. It can be hard to do as a seller. We love our homes and are proud of what we have done. But as a home seller, you must create a clean and neutral canvas for the buyer to paint their future.

Where to Start?

Lights, camera action! It is time to set up for the Virtual Tour. You have to imagine you are the home buyer and what they want to see? First, it is time to start packing. Start boxing up all photos, collections and any personal clutter that can be distracting. You can keep some items that everyone owns such as a computer, desk and simple items in a home office. Clear the clutter of your kitchen countertop. But keep one or two items that are common to the kitchen.

It is also important to keep only a minimal amount of furniture. If your furniture is stylized or a bold color, a simple cover in a neutral tone will help. Remove any overflow of furniture. You want your house to appear open and uncluttered. Each room should have a few items of furniture that are appropriate to the room.

Next Steps

Now that you have packed all the personalized items and extra furniture, it is time to get down to making your house shine. You need to clean every wall, surface, and corner. Buyers do notice everything. Doing a thorough cleaning is one of the simplest steps in the process.

Repairs are next. If you have any exposed holes in the wall or repairs that are needed, it is time to get busy. Remember, the buyer sees everything. And oil and hinges and fix anything that rattles as they hear everything too. The repairs for staging should be simple repairs that make the house look great. Any major repairs should be done before even listing your home.

One part of staging that many home sellers forget is the outside. This is where the tour begins. It is the very first impression of the house. You cannot change the style of your home to fit the buyer’s preferences. However, you need to make sure that the outside shines. As with inside, it is time to start cleaning and simplifying. Remove any personalized items. Clean up the weeds and leaves. Trim any bushes and trees. Touch up anything that needs paint. And use outside plants to hide anything that stands out like septic vents. Plant some flowers or hang some simple potted plants.

Virtual, Virtual Tour

The best way to check your work is to get out your camera phone and video a virtual, virtual tour. Start at the front of your property and point out the highlights. Walk in the front door and go room to room. After you are done, it is time to be the critic. You need to watch the video and be extremely critical. Is it now a neutral but pleasant house that anyone can see themselves making into a home? Do you see anything that stands out?

Be Creative

Now that you have seen your home with a critical eye and knowing that there is minimal time and sometimes limited funds to make everything perfect, creativity can be the solution. Is there a spot on the floor in the corner that can’t be cleaned? A plant, a neutral throw rug or small piece of furniture can creatively hide it.

Begin to think what would make your home more appealing. Look at some home décor sites and see the simple touches like a tea kettle on the stove and a bowl of fresh fruit on the counter. A clean welcome mat at the front door and a simple basket for umbrellas as well as colorful flowers by the front door can make your house more visually appealing.

Great staging has not only helped homes get seen more, it can help drive up the value of your home. You must remember that the Virtual Tour is your homes time to shine. It has to make such a good impression that buyers are willing to come out during Covid 19 for an in-person tour. And with great staging, the in-person tour will be just as great.

Choice

Many people withdrew their properties from the market because of Covid 19. Now is the time to list your home. Buyers are beginning to get out again and you need to have your house listed now. Your property needs to be seen.

Low Interest Rates

Right now, we are enjoying the lowest interest rates in a long while. These low rates allow buyers to pay less for your home over time. A great Real Estate Agency understands your concerns and will help you take advantage of these benefits in a safe way. Most everything can be done virtually. Your real estate agent can set up virtual tours of your home. But because it is close to impossible to know if your home is perfect for a buyer without them seeing it, they can make an appointment to view a home in person with no exposure to anyone.

Interest Rates are Extremely Low: Is Now the Time to Buy a Home?

Interest Rates are Extremely Low: Is Now the Time to Buy a Home?

The recent changes to the real estate market because of Covid 19 and the resulting stay-at-homes orders have been substantial. There have been inventory shortages and rising prices. But these are beginning to stabilize. What will benefit home buyers now is extremely low interest rates.

Interest Rates Now

Forbes.com says, “According to mortgage buyer Freddie Mac, the interest rate on a 30-year home loan was 3.24% on Thursday, about a whole percentage point lower than a year ago. Even before the Covid-19 pandemic, rates have been sliding in response to market forces and Federal Reserve policies, previously aimed at keeping the U.S. economy chugging during its longest expansionary period.” And according to predictions, mortgage rates could slide even further down. Some are predicting them to drop below 3% in the near future.

Between these extremely low rates and with the help of sales incentives from home builders and developers, home buying financing is more affordable than ever.

At Giraldo Real Estate we have the specialists who know how to find the best mortgage rate for you.

YOU MATTER

According to Philly Matters,

“Every 10 years, the United States Constitution requires a count (or “census”) of all residents. The census collects details on the entire country’s population. This information is used to:

  • Determine representation in Congress.
  • Distribute more than $675 billion in federal funding to states and communities.
  • Allocate resources for job creation, housing, infrastructure, and more.

In this way, the census significantly impacts Philadelphia and its communities. A complete and accurate count is vital.”

We at Giraldo Real Estate care about our community and want the best for all of our neighbors. There are billions of funds available to states and communities. In order to get these funds, it is important that every adult complete the census. We urge everyone to be socially responsible and take 10 minutes to complete the census.

Why Buying a Home During Covid 19 Can Give You an Advantage

Why Buying a Home During Covid 19 Can Give You an Advantage

Let’s face it, Covid 19 has affected every one of us. Stay at home orders, social-distancing and temporary business closings, all have changed the way we shop, work and even socialize.

Everything has been put on “Pause.” This makes NOW the best time to buy a home.

Choice

There are properties on the market. People still need to sell their homes and because we are on pause, There are homes to choose from and people willing to sell them. Instead of one or two properties matching your dream home, you will have options to choose from.

Low Interest Rates

Right now, we are enjoying the lowest interest rates in a long while. These low rates allow you to pay less for your home over time. When you are taking out a mortgage, a low fixed rate can save you thousand. With a change in how we work and deal with our finances in the Covid 19 era, this stability is more important than ever.

Competition

Many times, when buying a home, there are many offers on the table. You are competing with other prospective buyers for the same property. This can drive up the cost and cause stress. Did we bid enough? Are we going to get the home of our dreams? The pause that has resulted from Covid 19 has caused many buyers to back out of deals or stop looking all together. This opens the door for you.

Concerns

Your concern may be “If I need to see properties, meet with realtors and mortgage companies, I am putting myself in danger.” Right now, we have mastered social distancing. We know that washing our hands and wearing masks helps protect others as well as ourselves. Doing business “Virtually” is now normal.

A great Real Estate Agency understands your concerns and will help you take advantage of the increased choices, less competition and low interest rates in a safe way. Most everything can be done virtually. You can tour many homes virtually to narrow down your choices. But because it is close to impossible to know if a home is perfect for you without seeing it, you can make an appointment to view a home in person with no exposure to anyone.

What is Your First Step in Buying a Home? Finding the Best Real Estate Agent

Written By: Samantha Fernandez, Agent at Giraldo Real Estatef.samsellsrealestate@gmail.com

There are many steps in buying your home. The first and most important step is to find a great Real Estate Agent.

But how do we define “Great?” There are many qualities to look for in a Great Real Estate Agent. These include but are not limited to:

A Full-Time Agent

An agent who works full time. There are some agents who help buy and sell homes part time. A Great Real Estate Agent will be available and working full time and dedicating their working time to fully knowing the Real Estate business, knowing their market and servicing their clients.

Trustworthy

Sometimes it can be hard to determine if you can trust your agent. This is where research comes in. First, ask friends and family for any references. But also, search for online testimonials and feedback for any agent you choose. You can also ask your mortgage company for feedback and referrals.

Knowledgeable

By simply interviewing an agent, you can begin to determine if they are knowledgeable about the area, the market and how to service your real estate needs. Do they have special certifications? How many clients have they helped buy a home? Do they know how to help find special programs to finance your home? Do they have solid relationships with local mortgage brokers, assessors, contractors, etc.?

Dedicated and Professional

When you call them, do they pick up the phone or call you back immediately? You want an agent who is a true professional who is willing to work for your business. When you ask them to find a specific home in your price range, they must truly listen to your needs and produce results.

Trust Your Gut

Finding all these qualities and doing your research is great. But trusting your gut plays a big part in choosing a Great Real Estate Agent. You will be working closely with this person throughout the entire process. Your personalities must mesh, and you have to get a true feeling of confidence.

Picking a dedicated and competent realtor will be essential to your experience, peace of mind and to finding your perfect home.

First Time home buyers are so excited, that sometimes mistakes are made. We have come up with a Top 5 List to help you to identify and avoid these mistakes.

Mistakes can be costly. Here are your:

TOP 5

1. Not looking for first-time home buyer programs

So many put off buying a home in order to save up the 20% down that they have been told they need. But there are so many low-down-payment loan programs out there, including state programs that offer down payment assistance and competitive mortgage rates for first-time home buyers.

2. Not figuring out how much house you can afford

Your time is precious. Looking at homes out of your price range can be a waste of your time.

As a first-time home buyer, you need to figure out what mortgage payment can you handle comfortably. It is best to be conservative to help accommodate other costs that may change with owning a home.

How to avoid this mistake: A great Real Estate Agent can help you to calculate what you can afford. Using a mortgage affordability calculator can also help you determine a range that is workable for you.

3. Getting just one rate quote

Buying a home is a major purchase. And like with any other major purchase, you should shop around to find the best deals. It pays to compare Mortgage rate offers. Mortgage interest rates vary from lender to lender, and so do fees such as closing costs and discount points.

According to the Consumer Financial Protection Bureau, almost half of borrowers don’t shop for a loan.

How to avoid this mistake: Do your research. Apply with multiple mortgage lenders. A typical borrower could save hundreds of dollars in interest just in the first year by comparing five lenders,

4. Shopping for a house before a mortgage/Not checking your Credit report

It’s exciting to look for your first home. But not knowing what you can afford or having a mark against you on your credit report can make all your searching a waste. You then will be disappointed you were looking at homes not in your price range, especially if you find a home you love. It is also very important to check your credit report and correct any errors that negatively affect your credit.

Mortgage lenders will scrutinize your credit reports when deciding whether to approve a loan and to determine your interest rate. If your credit report contains errors, you might get quoted a higher interest rate than deserve.

This will help you avoid any last minute surprises when applying for a loan.

5. Underestimating homeownership and repairs/renovation costs

Monthly bills will change after you buy your first home. Utilities, repairs, renovations etc. must be calculated in advance. None of these costs are included in your mortgage payment.

It can come as a shock to see higher utility bills and repair bills that were never calculated into your new monthly expenses.

Also, First-time home buyers are frequently surprised by high repair and renovation costs. It is important to get many different quotes for all repairs and renovations. It is also important to realize that doing home renovations and repairs yourself, if unqualified, can lead to disaster.

A good Real Estate Agent can tell you if there are any neighborhood fees or taxes and also help you calculate and insurance costs.

As for repairs and renovations, it is important to get more than one estimate for expensive repairs. A good real estate agent will be able to give you referrals to qualified contractors. You can also research contractors online with good reviews.

Everything starts with an idea that solves a problem!

When the Giraldo family moved from Colombia to the U.S. they began the process of buying their first home it was very difficult because of the language barrier; they did not speak English. This was a difficult task since it was a big investment and there weren’t too many real estate agencies that spoke Spanish.

Seeing this problem and after obtaining the Brokers License, Carlos Giraldo and his brother Sergio decided to go in partnership to open “Giraldo Real Estate Group”, it was tough in the beginning, since the Real Estate market had just started to collapse because of the Sub Prime Mortgage crisis, but regardless of that they kept pushing forward.
